Three in 10 homes sold in Spain in 2024 fetched less than their purchase price

In 2024, 30.1% of recorded home sales in Spain ended at a loss for the seller, because the homes sold for less than their original purchase price.

The figures cover 379,301 sales of homes used as a main residence and not for business, in Spain’s common tax system; the Basque Country and Navarre are excluded.

The other 69.9% of sales brought sellers more than they had paid.

Across all the transactions, the median sale price was €127,769, compared with a median purchase price of €99,082, a rise of 29%.

Homes bought decades earlier saw the largest gains: those purchased from 1966 to 1980 had risen 667% on average by the time they were sold in 2024.

Many sales at a loss involved homes bought during a property boom, when prices were already high.

Spain’s tax agency has published these figures in a new statistical series, offering more detail on how the timing of a purchase affects the result when a home is sold.
