Seoul-area villa and officetel auctions surge as delayed cases reach courts
Auctions of villas and officetels rose sharply across the Seoul region in the first nine months of 2026.
The increase covers Seoul, Gyeonggi and Incheon, with villa auction cases up 69.1% from the same period a year earlier.
Many properties are reaching auction after the Korea Housing and Urban Guarantee Corporation, or HUG, paid tenants whose landlords failed to return their rental deposits.
HUG then auctions those homes to recover the money, but a backlog built up after such payments surged in 2023 and 2024.
Most properties are not finding buyers: monthly auction sale rates for Seoul villas and officetels were 24.2% and 21.3%, respectively.
Sale prices have also weakened, while homes in areas with redevelopment prospects have drawn stronger interest.
The delayed cases are now entering the market as HUG payments have fallen and courts have set up dedicated auction divisions.
Seoul-area villa and officetel auctions rose sharply in the first nine months of 2026, as delayed cases linked to jeonse deposit guarantees reached courts.
There were 45,865 villa auction proceedings across Seoul, Gyeonggi and Incheon, up 69.1% from the same period a year earlier.
수도권 officetel auction proceedings totaled 18,756, up 61.2%; Seoul residential officetel proceedings rose 72.6%.
The increase is linked to a backlog of homes HUG pursued after reimbursing tenants whose landlords failed to return jeonse deposits.
Most properties attracted few bidders, with monthly average sale rates in the 20% to 30% range, though some redevelopment-area homes sold above appraisal.
