Inmocemento lends Realia €320 million to refinance bank debt

Inmocemento is lending €320 million to its property subsidiary Realia to help it repay an existing bank loan.

Realia will pay 3.75% interest over three years, with the loan due in full on 31 October 2029.

The bank loan has €391.4 million still outstanding, so the parent-company loan will not cover the full debt.

Realia will need to find other financing to repay the remaining amount.

Inmocemento says the new loan gives Realia more flexibility than its existing bank financing, which includes operating and financial restrictions.

The group says it has spare cash for the loan, and its audit committee considers the interest rate in line with market terms.

The financing has been disclosed to Spain’s market regulator as a related-party transaction.

The loan contributes to more efficient management of financial resources within the group, helping optimize available liquidity and avoiding the need to pay a significant part of Realia’s financing costs to banks outside the group.

The current syndicated loan was contracted in a different market and financial-needs context from today and contains certain obligations, operational limitations, financial restrictions and formal requirements whose continuation makes the company’s ordinary management less efficient.
